Here’s a brief story about my journey as an Airbnb Host:

1.

I got started with Airbnb hosting in Kuala Lumpur back in 2012 – long time before this home-sharing economy got popular in South-East Asia.

I have seen how Airbnb evolved as a marketplace platform as it grew from a successful startup to a multi-billion dollar internet company in a span of just five years.

As a digital marketer, I observed what were working and what weren’t when it came to ranking my listings in the first page of Airbnb’s search result pages.

Just like any other host, I started with no reviews, but I didn’t have to struggle to get my first couple of bookings. I used my copywriting skills to write the listing description in such a way that my guests didn’t care about zero reviews.

I went so above and beyond to make my guests happy that they posted me great reviews in Airbnb, which in turn helped me to get more bookings, and then more reviews and more bookings – the snowball effect!

As years went by, the competition in Airbnb hosting grew tremendously. I saw more hosts offering rooms around my location. I tried and tested different things and, eventually, learned a lot from trial and error to keep my ranking and click-through rates higher in Airbnb search result pages.

“Things can change sometimes, and rather unexpectedly, to slow you down; such as change in Airbnb’s ranking algorithm, negative reviews by unusual guests, building management changing rules for short-stay guests, and external factors like terrible weather conditions, unstable political situation, change in local city council’s regulation for Airbnb hosts, and so on.”

Although I was getting enough bookings to pay my bills and rentals every month, my Airbnb revenue was not always enough to make a profit.

For me, it was the terrible air quality due to haze in Kuala Lumpur in Fall 2015 which caused fewer people visiting the city and, hence, fewer bookings came in during that time.

And also, a few negative reviews from guests did affect my ranking once, but I paid attention to their feedback, improved my services based on their complaints, and responded to their criticisms constructively.

So, things did go wrong at times. However, I knew how to quickly adapt to the changes and overcome difficulties to restore my ranking and reputation.

My listing prices ranged from $20 USD per night to $80 USD per night in budget rooms and luxurious apartments respectively. (Yeah, room rates are quite low in S.E. Asia when compared to Western Europe and North America.)

So, I got experience in dealing with two kinds of guests: budget travelers & backpackers and business travelers & honeymoon tourists.

I can advise you on how to host these two categories of guests differently to meet their different set of expectations and needs.

I was invited a few times to local Airbnb Meetup in Kuala Lumpur and had the chance to network with other hosts and share my tips and strategies with them about my successful hosting.

Finally, in early 2017, Airbnb awarded me the ‘Superhost’ title to recognize my outstanding performance in hospitality. Although I stopped hosting indefinitely in mid-2017, I kept on getting the Superhost title 5 times in a row (until early 2018) as my ratings were high enough to get me qualified repeatedly.

Currently, I’m working with realtors, professionals, and owner-operated businesses as a marketing consultant to build and grow their brands online.

Here’s How My Airbnb Consulting Program Works


PACKAGE 1:
Consulting for New Hosts

    • I will show you how to find the best location in your region for your Airbnb Listing (in case you haven’t fixed your vacation rental place yet).

    • I will perform competitive research to study other Airbnb hosts in your area and city, so that we can figure out their service quality, pricing strategy and customer satisfaction in the market.

    • We will discuss about your income goals, the amenities and facilities you can provide guests, and your expenses for managing the property, so that we can figure out how to price your listing(s).

    • I will check the photos of your listing(s) and give you feedback if you need to improve them and/or add more photos to your album.

    • I will guide you to write your listing description and your profile bio in such a way that you get the first couple of bookings without having to worry about zero reviews. (In other words, you will need to write the listing description and profile bio by following my instructions, after which I will edit them for you, if required.)

PACKAGE 2:
Consulting for Experienced Hosts

    • I will perform competitive research to study other Airbnb hosts in your area and city, so that we can figure out your competitors’ service quality, pricing strategy and customer satisfaction in the market.

    • I will go through your listing(s) and compare them with your competitors’ ones to find out how you can improve your listing photos and description.

    • We will discuss about your income goals, the amenities and facilities you are providing guests, and your expenses for managing the property, so that we can figure out the ideal pricing for your listing(s).

    • I will guide you how to respond to a negative/ critical review from a guest by not sounding offensive or unprofessional, but by writing constructive response to make clarification about your listing/ service quality. This will help your prospective guests, reading the review, to book your place without hesitation.

    • I will optimize your current listing(s) to get them more click-throughs and more views so that you can achieve higher ranking in Airbnb search result pages.

    • If you have experienced a decline in the number of bookings per month or a decline in overall rating for your listing(s), I will advise you some strategies on how to recover the issues to increase your listing occupancy rate and get good reviews.

PACKAGE 3:
Consulting for Superhosts

    • I will perform competitive research to study other Airbnb Superhosts in your area and city, so that we can figure out their service quality, pricing strategy and customer satisfaction in the market.

    • I will go through your listing(s) and compare them with your competitors’ ones to find out how you can improve your listing photos and description.

    • I will optimize your current listing page(s) to get them more click-throughs and more views so that you can outrank other Superhosts’ listings and gain top ranking in Airbnb search result pages.

    • I will advise you strategies to increase the pricing of your listing(s) without affecting the number of bookings coming in every month.

    • I will advise you on how to create your own brand for your vacation rental business, so that guests would not only love to book and stay at your listings, but also recommend their friends and family to book your place.

Here’s What I Want You To Do Next

Depending on your hosting status, choose one of the 4-Week Consulting Packages: 1, 2, or 3.

For providing 1-to-1 business growth consulting services to my private clients over a period of four weeks, I usually charge $6000+ per client.

Due to the nature of their businesses, my clients usually recuperate their investment with me in 30-90 days period.

However, I’m not going to charge the same fee to Airbnb hosts… as most of them have limited number of rooms and spaces to rent out.

If I charge 50% of my usual fee, that would be $3000 minimum.

Again, I won’t charge $3000… not even $1500 (which would be only 25% of my usual fee).
